Fire doors for landlords and businesses

A fire door only works if the whole set is fitted correctly. Here's what's involved, and what to ask for when you get a quote.

Who needs fire doors

Businesses, and landlords of buildings with shared areas, have fire safety responsibilities under the Regulatory Reform (Fire Safety) Order 2005. Your fire risk assessment will say where fire doors are needed. If you're unsure, ask a fire risk assessor.

The door is only part of it

A fire door needs a compatible frame, the right hinges and ironmongery, intumescent strips and often smoke seals. Gaps around the door must be kept within the manufacturer's tolerances.

Closers

Most fire doors need a self-closing device so they shut on their own. Each closer should be adjusted and tested so the door closes fully into its frame every time.

Signage

Fire doors usually need signs such as 'Fire door keep shut', and fire exits need clear exit signage.

Keeping on top of it

Fire doors get damaged and closers wear. Check them regularly, and get a joiner to adjust or repair them when they stop closing properly.
